Why a court sale usually produces less

A marketed sale is built to create competition — preparation, pricing, exposure, and time for more than one buyer to want the place. A court-supervised sale is built to be defensible rather than maximised, and buyers price in what they can see about the circumstances.

The gap is not the bank's money. Once the mortgage, the arrears and the costs are paid, the surplus is yours — so a lower sale price comes straight out of your side.

Three numbers to get

  • A written payout figure from your lender — larger than the arrears alone, because it includes costs.
  • Everything registered against your title, not just the first mortgage.
  • A current opinion of value from someone who is not trying to buy the property.

Together they tell you whether you are protecting equity or managing a shortfall — two different situations with two different plans.

Local context

Alberta's fastest-growing city and its sixth largest, immediately north of Calgary on the QEII. A large share of working residents commute south into Calgary, and the city is projected to reach roughly 134,710 people by 2034.

Propak Systems is the largest employer with around 1,100 staff worldwide across eight Airdrie facilities, and its work is tied to the oil and gas cycle. Alta Injection Molding and TransCanada Turbines are also significant. Property tax rose about 4.6% in 2026, roughly $115 a year on an average-priced home.

Here is the number that matters most in Airdrie: prices are down about 5% year over year after a 2024-25 peak. Anyone who bought near that peak has thin equity — possibly less than the costs of a court sale would consume. If that is you, get a payout figure and an opinion of value before assuming there is a cushion, because in this specific market there may not be. Acting early matters more here than in a town where prices only rose.
